Jesus joined True Ground Housing in February 2022 as the Director of Asset Management. He has over 20 years of asset management experience overseeing LIHTC, subsidized, and market rate properties.
He heads the asset management team that oversees the financial and physical condition of True Ground Housing's operational multifamily properties. Guided by the mission the portfolio is monitored for its performance to achieve financial goals without compromising quality. He plans for long-term property ownership and ensures financial sustainability of each asset. True Ground Housing's growing real estate portfolio includes more than 2,600 affordable stabilized units across 22 properties located throughout the D.C. metro region. Two newly constructed communities will open in 2024, and True Ground Housing's current pipeline contains more than 1,500 additional homes.
Jesus leads the annual operating and capital budgeting process for each True Ground Housing property. He identifies and manages refinancing and repositioning opportunities across the portfolio, monitors all debt and equity financing requirements, including Section 42 Low-Income Housing Tax Credit (LIHTC) compliance, and manages tax capital account planning.
Jesus develops and implements risk management operational, contractual risk transfer, risk financing, and insurance coverage strategies True Ground Housing. He plans and oversees capital improvement projects with the support of True Ground Housing's property management partners, and leads the successful operationalization of new development projects as residents move in. Jesus also contributes to True Ground Housing's future development ventures and provides input on design, safety, general operations, and more.
Prior to joining the AASC Board of Directors, Jesus was the Vice President of Asset Management at MidCity Financial and has held senior asset management roles throughout his career. Jesus is a Housing Credit Certified Professional (HCCP).
